ZED collective is a residential building complex located in Yelankha municipality of Banglaore in hot and humid climatic zone. Total built up area of the project is 60,273m2, with a total of 132 dwelling units. The project incorporates several energy saving, water saving measures and use of energy efficient material in construction.


Overall performance

Energy performance index (EPI) of the project is 39kWh/m2/year. The overall performance of the project is affected by the use of energy efficient mechanical systems, with incorporation of low energy materials used during the construction.

Cost and effectiveness

The overall cost of the project accounts to 4,991,000 Euro, out of which cost of building envelope is 4,025,000 Euro and cost of technical installation is 966,000 Euros.

Special features

Additional Sustainable site features includes

  • Heat reflective coating has been done on the exposed roof areas to reduce the urban heat island effect.
  • 100% rain water harvesting is done at the site rooftop collection, storage and reuse on site.
  • A provision for electric charging of 2 and 4 wheelers is provided at the site.

The external walls of the building are constructed with hollow block which have higher thermal resistance as compared to the conventional brick wall. The heat reflective thermal coating has been done on the exposed roof of the building to minimize the heat gains from roof. The windows comprise of single glass.

Passive strategies

The earth air tunnel cooling system is installed in the residential complex, for cooling applications of the dwelling units. The earth air tunnel cooling system is a low energy cooling system.

Energy efficient electromechanical systems have been installed in the residential complex. There is no heating requirement in the projects. For cooling purpose Earth air tunnel has been installed along with energy efficient air conditioning units.

No heating requirement in the project.


Cooling system

The cool air supply from the Earth air tunnel is being fed in the apartments, along with individual air conditioning units of COP 3.5 have been installed in the apartments.


Hot water system

A centralized evacuated tube type solar water heating system along with individual electric geysers in each apartment has been installed. 


Power generation

There is no additional source of power generation in the complex. The entire electrical supply depends on the grid.

Energy efficient lighting and appliances

The energy efficient lighting system has been installed in the residential complex. For outdoor applications LED fixtures and for indoor CFL has been used.

The energy consumption of the building has estimated based on the simulation results. The energy simulation has been carried out in IT Toolkit EnEff: ResBuild India. The annual electricity consumed in the building is 2,351,239 kWh.
