Energy savings due to the use of Building Energy Management (BEM) system with appropriate control technologies range from 10 % - 60 %. Though BEM systems assist in identifying and rectifying standby and unwarranted energy losses through optimizing operation and maintenance procedures, cumulative energy savings highly depend on the individual control systems pertaining to heating, ventilation and air conditioning systems, lighting systems, equipment and other auxiliary systems.

Energy savings through the use of Building Energy Management systems highly depend on the two factors.

Economies of scale

Typical payback period for installing a BEM systems (not the individual ECMs, but the cost of BEM hardware and software) is approximately 2-5 years.

BEM system enables sophisticated monitoring and controlling of various building systems. However, the cost efficiency depends on the number of ECMs incorporated and savings incurred by them. For example, the cost of installing a BEM system would highly depends on the hardware, software and installation. For example, consider building A and building B with the following ECMs.

Though building B has more ECMs compared to building A, the marginal cost in the installing and networking of BEM system for building B would be only around 1-3% of the BEM system for building A to incorporate the extra EMCs.

Economies of scale

Buildings consuming higher energy and with equipment of large capacity typically would have lower payback periods for BEM systems. Installation cost of sensors and incorporating them in BEM system would be outweighed by systems with higher capacity. For example, installing CO₂ sensors in a small space would only lead to lesser savings compared to installing the same in larger spaces with high consumption. However, the cost of installing in larger spaces would be the same and only very marginal compared to the very high energy savings incurred in larger spaces.
